  1. Financial Oversight:

    • Reviewing and adopting the association's budget.

    • Setting assessments ensuring dues are collected from homeowners.

    • Ensuring responsible financial management and fiscal transparency.

  2. Maintenance and Repairs:

    • Providing direction to management regarding maintenance, repair, and improvement of common areas and amenities.

    • Providing direction to management to hire contractors or vendors for necessary work.

    • Ensuring that the community is well-maintained and aesthetically pleasing.

  3. Enforcement of CC&Rs:

    • Enforcing the rules and regulations outlined in the CC&Rs (Covenants, Conditions, and Restrictions) and bylaws.

    • Addressing violations and taking appropriate action, which may include issuing fines or penalties.

  4. Policy and Rule Creation:

    • Providing direction to management to update community policies and rules as needed.

    • Ensuring that rules are consistent with the governing documents and local laws.
